Although conceived as a kitchen renovation, our Cobble Hill Co-Op Renovation project is defined by a series of carefully considered architectural interventions that transform the experience of the home. Located within a circa-1900 Brooklyn brownstone, the space presented the irregularities common to historic buildings, including sloping floors and ceilings, uneven casings, and walls that rarely aligned with conventional geometry. Rather than erase these characteristics, the renovation selectively corrected and accommodated them. Portions of the floor and ceiling were rebuilt where necessary, while subtle adjustments throughout the space established a calm visual order. The project's defining move was the removal of the wall separating the kitchen from the living room, creating a more generous and connected living space. A new peninsula anchors the open plan, with the sink relocated to improve workflow and encourage interaction between the kitchen and adjacent living areas. Materiality reinforces the client's desire for a warm and inviting interior. Custom cabinetry in warm white tones is paired with soapstone countertops, while a walnut surface on the peninsula introduces warmth and texture. Unlacquered brass hardware adds a richness that will continue to develop with age. The range is framed within the home's original fireplace opening, which was plastered and painted to blend seamlessly with the surrounding millwork. The result is a contemporary kitchen that feels both refined and deeply connected to the architectural character of its historic brownstone setting.<img width="3600" height="5100" width_o="3600" Originally cut off from the living room, the kitchen lacked both flow and functionality. Our design approach centered on a complete spatial reconfiguration, creating an open and inviting layout that better supports modern living. A new peninsula anchors the kitchen and connects seamlessly to a built-in banquette, establishing a natural gathering point. Fully custom cabinetry, finished in Farrow &amp; Ball’s Carriage Green, brings depth and character and is complemented by new appliances, as well as hardware and pendant lighting from Rejuvenation. Generous moldings and subtle plaster details lend a sense of timelessness, resulting in a space that feels both curated and comfortably lived-in. In the new bathroom, efficiency meets luxury. Within a compact footprint, we incorporated a custom six-foot walnut double vanity, a dedicated toilet room with applied moldings, and a spacious shower. When our clients approached us with their 350-square-foot rear yard garage, it was in dire shape, with a caved-in roof and crumbling walls. Despite these challenges, we saw the potential to transform this neglected structure into a flexible, serene indoor/outdoor living space for a family of four. Working in New York requires careful navigation of building codes and zoning rules, which can feel like a negotiation at every step. For this project, we framed the design as a renovation, rather than a reconstruction, retaining over 50 percent of the original garage. We reused the foundation and masonry walls, keeping the project within budget while preserving the character of the existing building.The design features a new roof that mirrors the original silhouette but extends deeper eaves for protection from the elements. White-painted beadboard lines the pitched ceiling, and drop lighting fixtures from Volume Lighting provide effective illumination. The space was designed to be adaptable. While it currently serves as a home office and playroom, an independent electrical supply, HVAC system, and additional windows make future conversion into an Accessory Dwelling Unit straightforward. Completed in 1930, London Terrace was once the largest apartment complex in the world and remains a defining example of the “city within a city” concept. Marrying classic architectural detail with modern functionality, the complex offers a rare sense of scale and intimacy in the heart of Chelsea. This balance of old and new guided the renovation of a 750-square-foot co-op into a chic entertaining space and inviting city retreat. At the heart of the transformation is the kitchen, which was completely rethought—and relocated into an open layout accentuated by a custom-built butler’s pantry and integrated wet bar, bringing new life and flow to the historic home. The kitchen now opens to these spaces, making it easy to stay connected while cooking. Custom cabinetry, white zellige tile backsplash, and soapstone countertops bring a refined but tactile feel to the home, turning this small footprint into a warm, expressive, and highly functional family space. We loaded the kitchen with storage and counter space, renovated the bathrooms, and generally cleaned up a somewhat motley floor plan, leaving a clean, functional, and sophisticated home.
